Phase II of this project will be bid as an alternate to Phase IB and consists of construction of an earthen surge basin (approx.87.5 MG), chemical stabilization using lime, buried piping, two high-capacity pumps, landscaping, storm drainage, etc. associated with this project. This project is to extend the existing roof of the John H. Gray Building to cover the existing concourses at each end. These concourses have been repaired numerous times over the years. The existing center portion of standing seam metal roof (20,600 SF gabled roof at 2:12 slope) will remain in place, minimizing impact to on-going activities in the building. The flutes will be filled with rigid polyisocyanurate insulation, covered with ½” recovery board and roofed with 2-ply SBS modified bitumen roofing sheets. Seismic upgrades have been incorporated at each end of the building by Brown + Kubican as a separate project but the center part of the building has not been upgraded to meet current seismic code. The hip roofs at each end of the third floor will be removed and replaced with a gabled roof (7,575 SF each end, sloped at 2:12) to match the existing remaining center roof area. These roof areas will be extended to cover the entire Second Floor and eliminate the concourses at each end of the building.

A steel frame clerestory entry will be added to increase the stature of the building at the North End, signalling this as the main entry to the Administration Building and Student Services.

The existing brown fascia & soffit panels at the Third Floor Roof and panels at the mechanical penthouses will be updated with metal panels to look more like the Joe C. Davis Building and the Brown Badgett Energy and Technology Building. The new brick will match the existing brick with architectural detailing carried over from adjacent buildings.

The West end will be fit-up for a new Student Services area and the President’s Office, Academic Affairs and Development will be renovated / relocated across the corridor. For continued description, see the Special Conditions

The work generally consists of the following improvements: demolition of existing HVAC controls and selective HVAC equipment, installation of new HVAC controls, installation of new HVAC dual duct terminal unit; fabrication and installation of ductwork; electrical work; and testing, adjusting and balancing. The trades involved include, but are not limited to: HVAC, sheetmetal, mechanical, insulation, HVAC controls, electrical, and testing/adjusting/balancing. The work must be performed while the buildings are occupied. It is expected that most of the work must be performed after-hours so as not to disturb normal college operations.

A dedicated make up air system with DX cooling coil, air cooled condensing unit, electric duct heater and ductwork is also included. This project includes an allowance of $18,000.00 to be included in the Contractors base bid for additional control work as indicated on the drawings to be performed by InnerSpace. The office building will be occupied during normal working hours 7am to 5pm hence all work must be done after hours and on weekends and all work areas must be cleaned at the end of each shift. A work schedule must be submitted and approved prior to beginning work on the project.

The work includes the renovation of the existing school with new additions for a total of 78,176 SF. Teh existing school has approximately 60,588 SF and the additions have 17,588 SF – all part of a one-story building, though the existing Gymnasium flor is 3′-9″ lower than the main building floor elevations. Stonewall Elementary School was originally built in 1960 with major building additions in 1962, 1965, 1974, and 1979. The scope of work for this current major construction project includes, but is not limited to: selective and building demolition, removal and replacement of mechanical systems including installation of variable refrigerant volume systems, replacment of existing electrical systems, fire protection, fire alarm systems, interior finishes (walls, ceilings, floors, and base), door hardware, site improvements and paving, replacement of kitchen equipment and the addition of 17,588 SF of new administrative area, stage, interior ramped corridor connection to Gym, media center, classrooms and secondary entry vestibules. The work effort will be executed in four principal phases beginning in April/May 2012 and ending in December 2013. The building will be occupied during all phases of construction work.
