The floor area of the gym is 5,073 square feet. To improve energy efficiency and building performance, a variable refrigerant volume system shall be installed to replace the current steam boiler heating and thru-the-wall air conditioning systems. New roofing shall consist of Styrene-Butadiene-Styrene (SBS) roofing over new recover board and insulation board on the low sloped roof. Existing sheet metal flashing will be re-used and supplemented with matching new metal where required. Roofing shall be adhered with cold process adhesive. There is a small amount of new fencing to be constructed for rooftop equipment screening.

Openings include HM doors and frames as well as aluminum storefront with operable windows. Exterior glazing will be fully tempered and laminated insulating glass. Specialties include toilet compartments, wire mesh partitions and operable partitions. Mechanical systems consist of a new split outside air system and split heat pump system. Site work will be limited to preparation of the building pad, relocation of a driveway and fence/gates, and relocation of some utilities.
