The Base Bid Work includes full replacement of the Elementary Pod HVAC System at Berea Community School and related interior & exterior architectural finish components to accommodate this Work, with one Bid Alternate. Berea Community School was originally built in 1967 with building additions in 1996, 2002 and 2005. The Scope of Work for this current project includes Base Bid Work for replacement of the existing Elementary Pod HVAC system with a new boiler & heat pump system to include a new wheel and plate energy recovery system and all related roof & architectural work [interior & exterior] needed to successfully complete this replacement. Bid Alternate No. One is to provide thermal & acoustical upgrades in the center instructional spaces of the Elementary Pod, including new gypsum board upper walls with steel inserts through existing lower walls, repainting & plaster repair, lighting and fire protection to thermally separate these EIGHT instructional spaces. The work effort will be executed in one principal phase of on-site work beginning in late May 2016 and ending in early August 2016, with an initial phase for ordering of material in March-April-May 2016 prior to the on-site work commencing.

Project consists of a phased HVAC system replacement of an approximately 139,000 SF four story building plus basement. New HVAC equipment includes air handlers, controls, VAV boxes, piping, boilers, pumps, ductwork, insulation, etc. to make a full functional system. Only the chiller and water tower will be reused in the new systems. Building will be occupied during the entire course of construction. System also includes converting electrical baseboard heat to hot water baseboard and radiant panel heating in 60% of the building. In addition to HVAC replacement, many ceilings will be installed and replaced throughout with new lighting. All areas of construction will be provided with new cable tray and IT data communications wiring throughout including backbone fiber. Existing indoor generator will be replaced with larger exterior mounted natural gas, generator that will power both emergency and supplement emergency systems. Project includes new fire suppression wet sprinkler system for basement, and floors one through three using existing sprinkler main that serves fourth floor.

The Area Technology Center Phase 2 will be the second phase of the existing Advanced Technology Center on OCTC’s New Hartford Road Campus. It will be located in an area currently occupied by a surface parking lot immediately east of the existing Phase 1 building. The building is single story in nature and is organized into two wings running north -south orientation with a central entrance element providing a link between both wings. The building will be designed as a continuation of OCTC’s commitment to support regional business and industry needs with technical training for workforce development. Designed with flexibility to change as the educational program needs evolve, the new building will contain a computer lab, classrooms, faculty and administration offices, student lounge spaces and five large bay lab spaces. The lab spaces will initially house traditional welding, pipe welding, robotic welding, HVAC technology and Controls technology.
