Estimated Length of Project: 133 (Substantial Completion) + 30 (Final Completion)

The Cooper Memorial Gateway was dedicated in December 1907 during the construction of the U-shaped complex of Collegiate Gothic buildings. It is an elaborately carved limestone gateway, about 12 feet in height, flanking low masonry steps that provide access from Broadway into the quadrangle formed by the original complex of seminary buildings. The masonry repair and restoration project consists of the following work: • Masonry Cleaning: Removal of the black gypsum crusts and soiling with the water soak method, which was not used by the previous masonry Contractor. It is important to remove the gypsum crusts if possible, because they may be contributing to the deterioration of the stone. Removal of sealant from the stone surfaces. • Repointing: Raking out existing joints, removing sealant and deteriorated mortar, and repointing 100% of the joints with an appropriate lime-based mortar. • Repairs: Repairs include stone Dutchman repairs and crack repairs. Some of the Dutchman repairs are below grade and will entail the removal of existing concrete paving, the excavation around the deteriorated stone unit to expose the bottom of the unit, the installation of stone Dutchman, and the application of waterproofing on the exposed faces of stone units that are below grade. New concrete paving shall be installed to match existing following the completion of the work. • Disassembly, Restoration or Replacement of Stone Units, and Reassembly: Disassembly of ornamental masonry elements on the east and west sides of the gateway. The stone will be carefully cut at existing cracks, removed, protected and stored for reinstallation. Two of the disassembled carved stone units on the west side of the gateway will be replaced matching original dimensions, profiles and detailing. The disassembled stone units on the east side of the gateway will be repaired and restored. The stone units will be reassembled using stainless steel threaded rods. • Installation of Historically Appropriate Light Fixtures: Install light fixtures provided by Owner. • Remove steps and Replace with New Limestone Steps: Remove limestone steps at the east side of the low retaining wall and replace with new limestone steps matching the dimensions and configuration of the existing.
