PROJECT DESCRIPTION:
The University of Kentucky desires the services of an experienced and highly qualified Design/Build firm to provide all final design and construction services for an approximately 21,500 Square Foot AGR Fraternity House to be located in the University of Kentucky Greek Park near the Campus of the University of Kentucky, in Lexington, Kentucky at the corner of Rose Lane and Woodland Avenue. House includes 17 2-bed units and 2 4-bed ADA units for a total of 42 beds, supported by living and study areas, as well as an in-house kitchen and dining area to serve residents of the house.
The design/build firm selected would provide all design and construction services necessary to construct the facility in accordance with the guidelines, standards and limitations contained in the Request for Proposal.
This project is a phased replacement of existing HVAC systems throughout a building that has administration offices and classrooms. New systems include self-contained classroom air conditioners, variable speed DX gas fired rooftop units for small zones, and a larger VAV DX gas fired rooftop unit that serves many zones with VAV boxes with hot water reheat. An alternate for boiler and hot water pump replacement is included. All new BAS controls are required for the new systems.
Project includes new door for roof access and new ceilings in areas where VAV boxes and new ductwork are being installed. Electrical and fire alarm work is associated with the new HVAC system. Existing lighting will remain and be reinstalled in new ceilings as required.
Structural improvements are required for new rooftop unit support.

The site is located along Bowen Lane along Rockcastle Creek. It is located off of Kentucky Highway 3 in Inez, Martin County, KY at coordinates N 37° 55’ 0.60”, W 82° 32’ 55.45”. The project consists of constructing a 6 foot high Non-reinforced block wall and 190 linear feet of sub-drain behind the Willie Johnson residence. A sub-drain will be placed behind the wall to help catch water that is saturating below Bowen Lane from a previous OSM reclamation project and an additional sub-drain will be placed in front of the wall. A pipe will be replaced under Bowen Lane and all sub-drains will tie into pipes until an elevation below the Johnson residence. At this point the drainage will be conveyed across the bottom land via a Concrete Block Tied Mat Ditch where it will enter into Rockcastle Creek. Waste material excavated from the project will be back-stowed above the wall to the extent practical, with additional waste being placed in a waste area along a highwall that was previously used by a Kentucky AML High Priority Project off of Johnson Bottom Road to the north (N 37° 55’ 28.44”, W 82° 33’ 3.09”).
During the process of these construction activities no trees over 3 inches in diameter at breast height will be damaged or disturbed.

The site is located on Hwy 550 in Floyd County (Lat: 37°, 30’, 48.55”, Long: 82°, 49’, 2.36”).
Drainage issues and a slide have developed on the Osborne property from mining on the property. The problems will be corrected by constructing steel piles in front of the house and a rock toe buttress in the yard as well as ditches to direct the runoff away from the property.
Excess excavated material from the construction activities will be taken to a waste area approximately 2.5 miles away near Hwy 80 (Lat: 37°, 29’, 4.4”, Long: 82°, 49’, 34.1”). The waste area is also being used for the Wayland Stream Stabilization project.
Site Preparation includes clearing and grubbing of vegetation. The construction area at the site and at the waste area will be revegetated using residential seeding. Hay bales and silt fences shall be installed for silt and erosion control. A hoe ram bid item is included for excavation work needed for the ditches, subdrains and retaining walls.
A landscape allowance is included to replace “in kind” landscape disturbed as needed as part of normal construction efforts
The Fire Alarm System will be removed and upgraded per the 2015 Kentucky Building Code with Current Revisions and the 2013 National Fire Alarm and Signaling Code at the Argo McClure Building, located on the Kentucky School for the Deaf Campus, 202 South Second Street, Danville, Kentucky. An intelligent, addressable fire alarm system shall be provided in accordance with National Fire Alarm and Signaling Code requirements as well as the requirements of the State Fire Marshall’s Office. The system will comply with all manufacturers’ requirements and shall report compatible alarm signals to the remote central system via an externally mounted dialer. The fire alarm system will monitor any and all sprinkler system flow switches, tamper switches, and duct mounted smoke detectors as well as heat detectors and smoke detectors. A remote annunciator panel will be provided at the Main Entrance Lobby.
The Lighting Systems will be replaced in the majority of the building including new LED lay-in style with energy controls as well as emergency exit signage and emergency lighting units. The majority of the exterior Lighting Systems will also be replaced and controlled with new lighting control relay panels. The Transformer to the Building will be replaced, the electrical services will be upgraded and a Main Distribution Panelboard installed. Several shops and classrooms will receive new power panel replacements, raceway, emergency stop contactors, and new grounding.
The work to be performed shall be commenced at the time stipulated in the Notice of Intent to Award (work order) to the contractor by the Division of Contracting. Substantial Completion shall be within ninety (90) consecutive calendar days thereafter. Final completion shall be fifteen (15) consecutive calendar days after Substantial Completion.
The project consists of complete tear-off of existing gravel-surfaced coal tar pitch roof and installation of new SBS Modified Bituminous Membrane Roof System.
Project includes mechanical systems upgrades to Scoggan and McDaniel Buildings at the Kentucky School for the Blind. Select existing unit ventilators and fan coil units will be replaced. Air handling units in Scoggan will be replaced with new units. Existing fin tube radiant heaters will be replaced to allow for system to function.
New Fan Coil units will be installed at the corridors in the Scoggan building and in the third level of the connector to provide cooling to the spaces.
Piping will be replaced in select areas and new electrical connections provided for new equipment. Cooling is being added to the bridge between the two buildings and to the corridors in Scoggan Hall.
