This Work includes the removal of existing ceramic tile on pool wall at the Lodge Pool. Record drawings indicate there is a 1-1/2″ mortar bed beneath the tile that should also be removed to expose the original concrete pool shell. Existing coping on the Lodge Pool and the Wading Pool will be cleaned using dustless blasting, removed and reinstalled. The concrete pool shell of the Lodge Pool and Wading Pool will be stripped of existing paint down to bare concrete using dustless blasting. The Contractor shall test the dustless blasting medium on a 2 square foot area of the shell to confirm effective stripping without damaging the concrete shell. The concrete pool shell of the Lodge Pool and Wading Pool will patched and resurfaced as necessary to provide a flat, smooth floated finish using two-part polymer reinforced cementitious overlay. The concrete pool shell of the Lodge Pool and the Wading Pool will be coated with a two-part, two coat epoxy high build system. This system will also be applied to the mushroom water feature in the Wading Pool, after its surface is stripped of existing paint. The mild steel bolts, washers, and nuts at the cap of the mushroom water feature in the Wading Pool will be replaced with 304 stainless steel bolts, washers, and nuts. The existing main drain covers in the Lodge Pool and Wading Pool will be replaced with new VGB compliant covers. Equalizer fittings in the Lodge Pool wall will be replaced with VGB compliant fittings. The existing drain lines of the Lodge Pool and the Wading Pool will be pressure tested for leaks. All existing skimmers will receive new weirs and float valves. The main drains at the wading pool will be re-piped below the deck to be in true parallel. The sealant in the expansion joints at the concrete pool deck will be removed, the joints cleaned, and new pourable sealant with backer tape installed. The entire concrete pool deck, the concrete pool area walls, and the stone masonry pool area walls will be pressure cleaned and treated with anti-fungal sealer. Several areas of the concrete pool deck have spalled or deteriorated and will be resurfaced using two-part polymer reinforced cementitious overlay. Several aluminum fence post bases will be reset in concrete pool deck. New depth markers will be installed on the vertical pool wall surface at both the Lodge Pool and Wading Pool, depth markers on the concrete deck at both pools will remain. The underwater pool lights at the Lodge Pool will receive new LED bulbs, new lens gaskets, new trim rings, and wet niche potting compound at the conduit penetration and grounding lug.

The renovation of the auditorium in Meece Hall consists of interior partition and ceiling demolition. The existing floor needs patching in a couple of areas after the partitions are removed. The walls are to receive light gauge furring and insulation and gypsum board. The ceiling is being replaced with new acoustic ceiling tile (ACT) and gypsum board soffits. The adjacent mail room is being moved by the owner and will become an Audio/Visual closet and storage for the auditorium. In the auditorium the aluminum windows will be replaced with new fixed storefront with insulated glazing.The existing HVAC system consists of floor mounted unit ventilators that are served by the existing 2 pipe hydronic system. The outside air ventilation is currently provided through the wall louvers in the unit ventilators. The auditorium space will be renovated into a diversified space with a different type of occupied schedule than the rest of the building. The space will benefit from having a dedicated HVAC system that can work independently than the rest of the building. It is proposed to provide a VAV packaged rooftop unit (Gas/Dx) with CO2 control for ventilation. The unit will be designed for low sound applications. Unit will be able to provide heating and cooling on a separate schedule than any other space. The HVAC controls will be Bacnet based protocol utilizing the latest KCTCS requirements in their standard specifications. A new JACE panel shall be provided to initiate the new controls for the HVAC renovation project.The existing electrical service will be modified by removing four fused circuit breakers and replacing them with a new distribution panel with a main breaker. A new circuit breaker will re-feed the existing wireway serving the majority of building panelboards. This new panel will have provisions for providing feeders to new panels and large HVAC equipment in current and future phases of building renovations.

The new Records Holding Facility (RHF) on the Boone National Guard Center (BNGC) is intended to
archive and store records for the National Guard and handle mail operations for the BNGC.
The facility includes administrative areas, a mail operations area, and storage areas. The building site is located near the BNGC rear access control gate, and positioned north of the existing parking lot for the Band Building (Armory 4). The new RHF will share existing parking with the Band Building and be situated south of the secured perimeter fencing for BNGC. The parking area, site, and security fencing will require modifications to accommodate the new building, dedicated visitor parking, and vehicular access for the mail operations functions.

BUILDING CONSTRUCTION: The administrative areas and mail operations area are constructed of light wood framing with masonry veneer and pre-engineered trusses. The storage area is constructed of metal insulated panels over a steel frame with pre-engineered wood trusses. The foundations are shallow spread footings bearing on flowable fill concrete to bedrock. The first floor is constructed of concrete slab on grade.

FINISHES: The storage areas of the new RHF are intended to house and store paper records (file cabinets, shelving, boxes, etc, and is comprised of low maintenance finishes with minimal “aesthetic”
requirements. (i.e. painted gypboard ceiling with pre-finished metal insulated panel and sealed concrete slab-on-grade. The administrative area flooring finishes will include carpet tile, LVT flooring, porcelain tile flooring in the restrooms, and sealed concrete in the utility/mechanical spaces. Wall and ceiling finishes in the administrative areas and mail operations areas will be painted gypboard.

HVAC: The building will be air conditioned by three air to air heat pumps with vertical indoor units with air ducted to spaces and three ductless units with one outdoor unit on a variable refrigerant system. A separate ductless split heat pump will cool the IT Room. Fresh air will be ducted from one end gable. Toilets will be exhausted through the opposite gable.

PLUMBING: Plumbing includes 3 water closets, 3 lavatories, one mop basin, one kitchen sink and one electric water cooler. Water heaters will be electric. Exterior domestic water and sanitary sewers will be piped Frankfort Plant Board mains on the North side of US Highway 60.

ELECTRICAL: The new electrical service will be brought to the building to the electrical room through pad-mount transformer. Two main panelboards will power all building electrical loads. All interior and exterior lighting will be LED type controlled via occupancy sensors. Power receptacles will be provided throughout the building as shown on drawings. The communication service entrance underground conduits will be brought to the communications closet from existing underground handhole. Communications cabling will be wired throughout the offices and other building areas as shown on drawings and terminated at patch panel. The building will be provided with a full fire alarm system.

CIVIL WORK: will include minimal site demolition, site grading, erosion control, storm water drainage, concrete driveway and sidewalks, perimeter fencing modifications and lawn restoration.
