RFB-218-14 Water Damage Restoration Lodge Dining Room

This project includes the replacement of water damaged interior finishes and food service equipment in the Lodge Dining Room and seven (7) adjoining bedrooms. Additional work is being included at the Owner’s request. Work includes floor finishes, (resilient, ceramic tile, wood refinishing), light carpentry, painting, gypsum board, acoustical tile, and electrical. Minor plumbing is required. Work must adhere to work guidelines to allow continued food service to park visitors during construction. Noise and dust protection will be addressed. This project may require working after hours for portions of the work. Total time on this project is very tight to accommodate the Park to return to full Dining Room and Sleeping room use.
Some long lead materials and Food Service equipment has already been ordered by Owner to facilitate time restraints, to be installed by Contractor. The affected spaces have already been cleaned of wet materials and mold remediation. There is no asbestos materials requiring removal or abatement.

This first phase includes replacing air handling units S-1 and S-6, cleaning existing supply and return ductwork, providing VAV units for individual space zoning; providing hot water heat piping to reheat coils and installing VAV DDC controls for terminal units and AHU. This project will include the upgrade of control for hot water heating system consisting of replacing zone sensors to modulate respective 3-way replacement control valves, as well as installing new circulating pumps and VFD controls, and additional self-contained control valves on converters to complete sub-zoning.

The Kimbler site consist of excavating into a seeping mine portal and backfilling with high purity limestone. We do not anticipate opening the old mine works. The water will be directed into an excavated channel lined with high purity limestone following the current flow path. We will construct an aerobic wetland (approx. 60’Lx30’Wx3’H) in an existing low lying area prior to releasing the water through a highway culvert. The area surrounding the proposed wetland will serve as our project waste area.
The adjacent Castle site involves excavating a trench back to seeping mine works to collect the water and channel it to an existing 120’ long, 24” diameter drain pipe. We will clean out the drain pipe (incidental to site preparation). The excavated channel sides may be rock lined, however the bottom should be left unlined to collect iron precipitates. Small rock checks may be installed every 30’ in the channel if they are kept less than 1’ high.
The project site has been disturbed by mining and residential development. There are no trees greater than 5” breast diameter height that will be cut or removed. The undergrowth and shrub materials will be disposed of in the waste area. No portals are open now nor does the project intend to open any. Should entries be opened during the excavation they will likely be left opened with a drainage pipe of a size determined in the field with an appropriate access control devise (screen or bars depending on pipe size). All water leaving the site will pass through silt traps and limestone sand. For continued project description see Special Conditions.

The existing metal roof deck and existing lightweight concrete fill will be completely removed. New metal decking is required. The new work does not include lightweight fill. There is anticipated some steel bar joist repair that will be included. Work must be completed within strict time and noise restraints. This project involves the demolition and removal of existing structures from the original Glasgow State Nursing Facility campus. A new facility has been recently constructed allowing for the older, original structures to be removed. The structures to be removed include, but are not limited to, the 4-story Sanatorium Building (Base Bid), a wooden structure known as the Smoker’s Pavilion (Add Alt No. 1), and the Maintenance Building (Add Alt No. 2). Additionally, the existing Boiler House/Laundry Room structure will remain intact. An existing utility tunnel between the Boiler House and the Sanatorium Building will be abandoned in place and the openings to the Boiler House and at the Sanatorium Building will be sealed off after capping off existing utilities abandoned in place as a part of the Base Bid. The tunnel connecting to the Maintenance Building shall be capped off as a part of Add Alt No. 2.The Activities Building, behind the Sanatorium Building, will remain in use and shall not be demolished. The Connector Structure, connecting the Activities Building back to the main Sanatorium Building shall be demolished and removed as a part of the Base Bid Work. Additionally, the project will require that Abatement of Hazardous Materials (asbestos) be completed as a part of the demolition work for the Main Sanatorium Building. All such work shall be completed in advance of the demolition of this structure. All asphalt paving, curbing, site structures, site lighting, sidewalks, fences, etc. shall also be removed and re-graded with new grass planted. Certain areas of the site will also be cut off and re-graded to assist in maintenance of the site (mowing) and to provide future access from the new building to the original portion of the site. The drawings define the site work associated with Base Bid, Add Alt No. 1, and Add Alt No. 2.
