PROJECT DESCRIPTION:
The work includes the construction of multiple, new athletic support facilities within the existing school site. The scope of work for the construction project includes but is not limited to: selective demolition, concrete and masonry, carpentry, mechanical systems including installation of variable refrigerant volume systems, electrical systems, interior finishes (walls, ceilings, floors, base), doors and door hardware, and site
improvements. The site will be occupied in all phases of construction work. The contractor shall be
required to coordinate the contract work with daily school activities.

Note: All Contractors bidding on the project must be prequalified by the Kentucky

elements such as concrete sidewalks, concrete entrance, and fencing are incidental to
Category A. Fencing is also incidental to Category H. Work elements related to plumbing,
electrical, and HVAC are exempt from prequalification requirements. Bidders must possess a
Certificate of Eligibility at the time of the bid opening. Subcontractors must be similarly
prequalified, where such work item classifications exist, for the work they are to perform
during the Contract, when accepting subcontracts.

This renovation project is for the Pfeiffer Tenant House #3 located at 1883 Indian Gap Road, Frankfort, KY 40601. The project consists of (2) buildings: Main tenant dwelling, and detached garage. The project consists of exterior and interior repairs and painting. All previously painted exterior and interior surfaces are to be cleaned, prepped, primed as required, and repainted per the drawings and specifications. The surfaces include, but are not limited to the walls, doors, trim, siding, vents, soffits, columns, and ceilings. Repairs and new materials include, but are not limited to, replacement of damaged siding (new installation to match existing), replacement of doors, new concrete patio area, replacement windows, trim repairs, new insulation, gypsum wallboard and furring, new kitchen, new plumbing fixtures, new flooring, and sealing / caulking repairs. 90 working days are provided from start of construction to substantial completion. 30 working days are provided from substantial completion to final completion. The renovation of the men’s basketball locker room/lounge includes numerous enhancement
to improve the functionality of the existing space to better meet the needs of current student athletes
