This project consists of the rehabilitation of concrete sidewalk, exterior on-grade stairways, exterior elevated stairways, ADA site improvement, handrail addition and replacement, rust-proofing structural steel and providing drainage improvements within the roadway limits.
The concrete sidewalk rehabilitation shall be done by replacement. The exterior on-grade stairways shall consist of providing erosion protection adjacent to the stairway. The exterior elevated stairways shall be replaced with new handrails. The ADA site improvements will consist of the construction of an ADA ramp on the lower level patio and improvements to the accessible route near the pool. The pool mechanical room shall receive rust-inhibitive paint.
ALTERNATES
Alternate #1 will consist of the expansion of the lower level patio and filling in the existing wading pool. The repairs to the existing patio area shown on the plans shall be included in the base bid.

Bingham Garden Group Homes is a residential setting for 24 Special Needs Clients,
and as such, will require care and caution during construction to minimize disruption to
their daily routine throughout the Project. Project consists of removal/disposal of all
sheet vinyl floors, vinyl cove base and aluminum transition strips in six group homes.
Existing concrete floors to be cleaned of adhesive and prepared to receive seamless
resinous flooring. New 6” by 1/2” cement board base to be fastened to existing walls
and incorporated as part of the resinous flooring as an integral cove base.The project
also includes adjustment/repair & replacement of selected solid core wood doors and
necessary cutting and patching to match adjacent finishes. New door closers to be
installed on each of the 24 bedroom doors and bullet latches to be repaired or replaced
on noted doors. Work includes the removal of all Toilets and Dishwasher prior to floor
preparation and re-installation upon completion of new flooring and base.Work
includes a Mock-up of one bedroom and connected bathroom as part of Phase One in
Group Home 4 Bedroom 4. Schedule for Completion to commence after approval of
Mock-up. The work will be done in Phases with only one Home being worked on at a
time. Upon completion of each Home work can commence on the next Phase as noted
in the Preliminary Schedule.
The project consists selective demolition and subsequent renovation of areas within the Wellman NGA Armory located on the Boone National Guard Site in Frankfort, KY. The primary scope of work is to provide new office areas for both hard wall and systems furnishing, including the removal and subsequent offsite disposal of existing architectural finishes, acoustic ceiling systems, carpeting, vinyl flooring, doors, frames & hardware, concrete masonry and wood frame partitions required to accommodate new building improvements. In addition demolition includes disassembling existing storage cages, mechanical, electrical, data and communications systems within the affected work area to facilitate new construction. New office systems are NOT part of the work.
New work to be performed includes erection of new light gage metal stud and gypsum board partitions, new hollow metal doors and frames, new door hardware, new fire rated glass doors and partition, new acoustic tile ceilings, new carpet tile and polished concrete flooring with vinyl base, and limited plastic laminate casework. Mechanical improvements include realigning existing diffusers, installation of a new make up air unit, new ductwork, new VRV Split system, refrigerant piping, pipe and duct insulation, and associated systems controls. Electrical work includes new circuitry, lighting, conduit and cable trays for data and communications cabling, fixtures and trim. An allowance is included to upgrade the existing DDC controls to add the new finished areas. One Alternate is included for the providing and installing a new primary entrance storefront.
The Work includes a 1,715 square foot interior renovation to the existing Director of Logistics warehouse building located at the Boone National Guard Center, 100 Minuteman Parkway, Frankfort, KY 40601, Franklin County. The project area is currently used as a warehouse includes some steel security cage areas that will be moved by the Owner prior to the start of construction. The Work will include minor demolition and relocation of electrical and mechanical work to accommodate the interior renovation. The following functions will be housed in the renovated area including Electronics Repair Shop, Calibration Shop, Storage Room, Weapons Vault, Small Arms, Production Manager Office, Director Office. Walls will typicall be constructed of metal studs extended to the bottom of roof deck (where indicated) with sound attenuation blankets, impact resistant gypsum board (painted), and resilient base. The wall areas that face the remaining warehouse area (noted on floor plan) will receive 10’ high FRP plywood panels for added durability. Typical ceiling is 2×2 acoustical grid system at 8’-0″ A.F.F. The Small Arms room will have a hard ceiling in metal joists at 10’-0″ with acoustical ceiling below at 8’-0″. Gypsum board finished to Level 1 (mud and tape only) above 8’-0″ acoustical ceiling system. Weapons vault to be cast-in-place concrete built to Army Regulation AR-190-11 “Physical Security of Arms, Ammunition, and Explosives”. Doors are typically painted hollow metal doors and hollow metal frames, the Weapons Vault will receive a Class 5 Fed Spec AA-D-600B vault door.

The Jeff Sands residence is located east of the city of Pikeville, Kentucky, at 37° 28’ 46.75” N and 82° 33’ 30.96” W, along Cedar Creek. The site can be reached from the intersection of Routes 23 and KY 1384 in Pikeville by taking Route 1384 west for approximately 0.8 miles to a right onto Cecil Drive. Traveling on Cecil Drive for approximately 0.16 miles, the Sands residence is the third house on the left past the church.
Landslide material and drainage from the slope behind the residence saturates the yard area and threatens the residence.
To remediate the problem, slide material will be removed from behind the residence and a 12’ reinforced concrete block wall will be installed at the toe of the slope. A sub-drain behind the wall, and a rock ditch down the north side of the slope will be installed to control drainage. All drainage will be directed to the existing drains. The unstable areas above the wall will be graded to a 2:1 slope. Roadway Stone is intended to maintain the construction roads near the residence as may be necessary.
A quantity of geogrid and filter fabric is included as necessary to protect the existing driveway during construction and hauling of material to the disposal area.
Excess waste material from the excavation shall be disposed at a proposed waste area .85 miles northwest of the project on KY 1384 at 37° 29’ 12.75” N and 82° 34’ 15.94” W.
It should be noted that a gas line, water line, and several power lines exist within or near to the Project Limits. These are noted on the Plan, but the possibility exists that other utilities may be present on the site.
Site preparation for the site and the associated waste area includes clearing and grubbing of vegetation and replacement of any fences disturbed during construction. Straw bales and silt fence are included to minimize erosion from the site. No trees larger than three inches in diameter, whether dead or alive, will be removed except during the designated time allowed unless they are on an unstable slope.
All areas disturbed by construction activities are to be revegetated in accordance with regional, regulatory, and project standards, using agricultural limestone, fertilizer, seed and mulch. A standard seed mix is to be used.
