Kentucky State University, Exum Center Exterior Repairs project is being undertaken to extend the usable life of the building and to maintain the weather resistance while modernizing the exterior appearance.
The façade is showing many signs of decay, as there are many visible areas of cracking in the brick, ground face CMU and architectural precast concrete shapes (sills, water table and other miscellaneous segments). The exterior insulation finish system (EIFS) has several areas showing decay and even has large sections missing at several locations around the building. In addition, the main entrance canopy has significant signs of decay including rust of the structural steel and downspouts; deteriorating EIFS; and missing canopy ceiling.
To stay within the project budget and to address the focal areas of the building, the scope of work will be limited to the renovation of the main façade, replacement of the entrance canopy, updating the front plaza and the urgent repairs around the remaining exterior of the building.
At the front façade of the building, the damaged masonry will be repaired and the entirety of the EIFS will be replaced with a modern metal wall panel assembly. The ‘big box’ of the gymnasium will be utilized for signage. The entrance canopy will be replaced in its entirety with an updated modern design along with the plaza surrounding the front of the building.

The existing HVAC system will be replaced with a geothermal water source heat pump system with
dedicated outdoor air units located on the roof. Lighting in the building will be replaced with high efficiency
LED fixtures. New plumbing fixtures will be installed as part of program updates. The
building will also be provided with updated power and data infrastructure. The existing automatic
sprinkler and fire alarm systems will be extended into the building’s addition as well.
