UK-3342.0-1-26 CM Services for Pav H Maternal Fetal Medicine
The University of Kentucky desires the services of an experienced and highly qualified construction
management firm to provide “FULL SERVICE” construction management on the proposed project.
The Construction Manager (CM) will become a responsible, cooperative, and contributing member
of the Owner’s professional team for the design and construction of the project. The Construction
Manager will provide assistance and advice and provide management services to the Owner and
design consultants to assure the project is completed within defined budget, program, and
schedule.
The total scope of this project is currently $4,000,000.00 with a construction budget of
approximately $675,000.00 to include costs for Construction Management Services as well as for
the award of trade contracts. The contract established construction management services will be of
a pure agency relationship through Phase 4 Bidding, and then convert to a “LUMP SUM, AT RISK”
contract.
The CM will be allowed to compete for self-perform trade packages in accordance with KRS
45A.183(3-4). The Construction Manager shall hold all construction contracts, expect to the extent
that the University exercises its right to enter separate contracts for related work pursuant to article
6.6 of this document.
The CM should break the trade packages down such that there are no fewer than ten (10) trade
contracts.
